With an awareness of the current climate emergency – due in part to the production of energy-related carbon dioxide (co2) emissions from the building and construction industry – we are committed to the goal of Net Zero Carbon. When evaluating new projects we do so with the aspiration of proposing ideas and processes that contribute positively to the planet. 

As an RIBA Chartered practice our services follow the structure of the RIBA Plan of Work, which breaks down a project into different work stages. The key stages of this process are described below: 

Our Services

01.

Preparation and brief

During this significant stage in your project MazDesigns will help you develop your initial brief and any sustainability aspirations. The parameters and constraints of your project will be established through a series of feasibility studies and the review of your site information. 

02.

concept Design

Using the initial brief we will develop outline proposals. We will present a number of sketch schemes for you to choose from and we will comment on the possible impact of building regulations for each. If required, we will liaise with the local planning department on your behalf. 

03.

developed design

The agreed sketch scheme will be developed into a design that can be built. Coordination with structural and service engineers (plus any other required consultants) will take place to produce a cohesive design. Once agreed, the proposals will be submitted for planning approval, if required.

04.

technical Design

At this stage we will produce working technical drawings that will be used to price and construct the building. Using this information builders will be invited to tender for the job and once agreed the building contract will be awarded and administered on your behalf. This information will also be submitted to building control

05.

construction

During the construction of the project we will administer your contract with the builder. We will conduct regular site inspections and resolve any design queries. At regular intervals we will review the progress and cost of the build and issue certificates for payments due to the builder. 

06.

handover and closeout

Following completion of the project we will inspect the work and issue a final certificate. We will be available after handover to answer any queries you may have regarding defects and following this period we will issue a certificate for the final payment due to the builder.
